Bringing cheers among developers, Gujarat Government has exempted them from seeking NA clearance for the finalised town planning schemes
In a major move to encourage affordable housing schemes and streamlining approvals for development in urban areas, Gujarat Government has last week abolished the Non Agricultural (NA) permission process wherever town planning (TP) schemes have been finalised.  NA permissions from the revenu edepartment were a pre-requisite before any construction activity.

The step has been hailed as one of the significant moves to encourage affordable housing schemes and abolishing malpractices. Vikram Gupta, president, CREDAI – Vadodara, says, “Not only this proposition will help on saving the time but it is also putting a tight rope on windows at corporation and collector’s office. Now, there will be only seven NOCs required.“

Nilay Chotai, founder, Ananta Builders, says, “It is a tremendously effective and commendable initiative. With the abolishment, there is no scope of pay ment nor delay and thus we will be directly able to let the genuine customers be bene fited on the cost and also will be able deliver pos session as per promised timelines.“ Niket Shah, manager-sales and marketing, Bakeri Group, explains, “Though this announcement is made, another set of clarification from the government is expected. The entire idea deserves appreciation but the way it will be backed and implemented shall be decisive.“ The TP schemes that are under finalisation are soon to be given a nod.Once that is done there will be no looking back for the Gujarat real estate sector. Urav Patel, director, Pawan Group, avers, “The move shall aid faster development of affordable housing schemes and shall motivate builders to venture in this foray.“

Another developer Sachin Shirke, partner, United Construction, says, “Owners will have to be more careful and keep a close eye on architect otherwise they might end up paying more.“
