If you plan to purchase a property then issuing a public notice about it in publications is always recommended. The notice has to be printed in a newspaper daily that has a wide circulation in the area where the property is located. The notice has to be printed in newspapers after the execution of the sale agreement.

WHAT SHOULD THE PUBLIC NOTICE CONTAIN?

The notice should contain:

  • The purchaser’s intent to purchase the property
  • Sale Agreement execution
  • Description and
  • Detailed property schedule.

WHAT SHOULD THE PUBLIC NOTICE MENTION?

The public notice should state that those people who have an interest in the property and need to file objections about it should do so with documentary proof within an announced time. It should also mention that if no objections are received in the time frame stated then the sale of the property will go on as if there are no encumbrances. No objections will be taken notice of later.

PUBLIC NOTICE: A PRECAUTIONARY MEASURE

Getting a public notice published is just a measure of precaution and is not binding on all those having an interest in the property. The notice could be ignored by the person interested or it could just go unnoticed. The notice only solves the intent of making the purchaser as a genuine purchaser of the land or property in question.

Public notices still serve as one of the best methods of having a property verified for ownership.
