Making full use of recently relaxed norms, city-based developers have commissioned tall, high end luxurious residential apartments in the city. Several such schemes are in the offing along BRTS Corridors in Western Ahmedabad.
Ahmedabad Urban Development Authority (AUDA), in its draft Development Plan (DP) released earlier this year, proposed to grant permission for buildings as tall as 70m along roads of width 60 m or more. Also pitched was Floor Space Index (FSI) of 4 along the urban transit corridors. The state government, in turn, recently took the initiative to relax height restrictions on high rises in the city.
These residential towers, all of which are along Iskcon-Ambli BRTS Corridor as roads there are in excess of 60-m width, are an enterprise of three developers of the city.
“The higher FSI made the projects viable along the BRTS corridor and proposed Metro routes,“ said Keyur Patel, director of realty firm Valencia India. The premium realty segment that buyers like to live in is the upper floors of high rises, and Amdavadis are not an exception to the trend. An increased FSI and building height doesn’t however translate into cheaper homes. Developers are planning high-end units in these towers with flats of Rs 5,000-12,000 sq ft constructed area.
